What is a Phase 1 Geo-Environmental Assessment (Desktop Study)?

A Phase I Report includes two main parts; a site walkover & an assessment of the sites history & environmental records, with respect to potential sources of contamination.

If no potential sources of contamination are identified - Great! - no further work is required.

If a potential source of contamination is identified, a Phase II investigation will be required. 

Phase 2 Ground Investigation

A Phase 2 investigation is intended to identify if any potential contaminants of concern are present, and if so, determine the level of risk posed. 

It will involve some form of intrusive investigation, analysis of sampled matrices, and interpretation of results.

If a significant risk to human health is identified, a remediation strategy will be recommended & a Phase III Report may be required.

Phase 3 Remediation Method Statement

A Phase 3 Remediation Method Statement details the steps required to sufficiently manage the risks posed to human health, as identified by a Phase II investigation. 

This report will detail the steps required to achieve a specified result, making the site suitable for the proposed use.

 

To ensure that the Remediation Method Statement has been followed, A validation report is typically required by the local authority.

Phase 4 - Verification

A verification report is often required by local authorities to prove that the agreed remedial measures have been followed, and that identified risks posed to human health have been suitably managed.

This is often carried out once your development is near completion, however if measures such as gas membranes are required then a suitably qualified consultant should inspect these elements when installed during the construction process.
